Guidelines and Reminders

SIGNS AND DISPLAYS
For Sale and For Rent Signs – One sign not to exceed 18″ x 24″.  Open house signs may also be displayed during an open house event.
Political Signs – One sign on your property not to exceed 24″ x 24″.  Signs may be displayed within 45 days prior to the election date and up to 7 days afterward.
Flags – Allowed: American flag, armed services flags, POW/MIA flags, Arizona state flag, and Arizona Indian nations flag.  Limited to 2 flags on a single flag pole.  Flags may not exceed 3 x 5 feet and flagpoles may not exceed 16 feet in height.  All flag displays must comply with relevant Federal law.
Seasonal Decorations – At present the HOA does not regulate seasonal decorations.  However, if the practice gets out-of-hand, the Board will address it.
Alarm Company Signs – One sign allowed.  May not exceed 72″ square inches in total area and may not exceed 2 feet in height off the ground.

LANDSCAPING
Front Yards – The HOA use a professional landscaping company to maintain common areas and pick up collected yard debris every other week as well as perform annual weed spraying on homeowner’s front yards. They do not maintain homeowner properties other than debris pickup and weed spray. It is the homeowner’s responsibility to trim all plants and maintain all tree pruning, as well as all planting, irrigation and fertilizing.
Removal of Shrubs and Trees –  Removal of all trees of any height and shrubs are the homeowner’s responsibility.

Opting out of weed spray – If you do not wish to receive weed control spray or front yard cleanup, reach out to svthoatreasurer@gmail.com so we can inform Cherry Landscaping to not perform these services on your property.

PAINTING – Be sure to follow the Table of Approved Paint and Stain Colors – see link below. 

MAKING CHANGES TO YOUR PROPERTY – If you are making changes to outside of your home or property,  you should submit a Architectural Variance Request form (see link below) to the HOA to check if your proposed changes comply with the HOA’s Governing Documents.  You do not have to submit a form for minor landscaping changes or if you are re-painting using approved colors and usages.

PETS – In general, pets are limited to dogs and cats.  When pets are walked in the neighborhood, they must be on a leash.  Pets owners are required to immediately remove and hygienically dispose of all animal waste produced by a pet.  Pets may not become a nuisance, including excessive barking.  Residents should direct any complaints about pets to the Board of Directors which is empowered by the CC&R’s to investigate and take action on the complaint.

GARAGE SALES – Garage sales are prohibited by the HOA’s CC&R’s.  However, one moving or estate sale may be held not more than 30 days prior to moving out of Sunrise Valley Townhomes.  Written notice must be provided to the Board of Directors 10 days prior to sale.   ➡ Contact Us

GARAGE DOORS – Garage doors should be kept closed when you are not actively using your garage.  This both enhances the appearance of our community and increases your security by deterring opportunists.

PARKING – Parking on the streets is limited to short term use only, and overnight parking on the streets is prohibited.  Residents must park their vehicles in their garages or on their driveways (vehicles may not block sidewalks).  Use of the parking bays is limited to temporary parking, including overnight parking, and such use beyond 1 week requires approval of the HOA Board.  Temporary parking of motor homes and campers is limited to driveways for up to 48 hours for the purpose of maintenance but not occupancy.

DOOR-TO-DOOR SOLICITATIONS – All forms of solicitation are prohibited.  If you see people soliciting in our neighborhood, contact the Pima County Sheriff’s Office.  Sunrise Valley is a member of their Neighborhood Watch program.  This does not include authorized representatives of utility companies who occasionally leave flyers on our doors that announce utility work that they will be performing in our community.

KEYS – If you are having problems with the lock on your mailbox, contact the Post Office directly or leave a note for the postman.  The HOA does not have keys to the mailboxes.  Keys for the pool/recreation area cannot be copied because they are high-security Medco Lock keys.  If you need a replacement key, contact the HOA Treasurer.  There is a $35 fee for each key to recoup the cost of having the special key made. ➡ Contact Us

Note: These Reminders and Guidelines provide a convenient and brief description of some rules and requirements in the Governing Documents and do not override these documents.  If conflicts arise, the Governing Documents shall always prevail.
